    • I agree that no Pets or Smoking is allowed and will forfeit the $100 deposit if not complied with.
    • DAMAGE / CLEANING DEPOSIT of $100 should be submitted within two weeks of making your reservation to: Hamilton County Conservation, 2490 Briggs Woods Trail, Webster City, IA 50595. The deposited is returned if the cabin and grounds are left in good, clean condition and equipment/furnishings are not lost or damaged. If not, the deposit will be retained. If the deposit does not cover costs incurred, the renter is held responsible for additional payment.

    Rental Contract Agreement

    CABIN ACCESS INFORMATION: 

    1.   Push in the buttons for each number of your code in the exact order.
    2.   Push the ENTER button.  If you need to reset, just push down the door handle.
    3.   Then push down the door handle.  
    4.   The code will need to be entered each time, as the door does not unlock.  

    CABIN RULES:              Check-In Time:  4:00 PM           Check-Out Time:  2:00 PM

    • Maximum number of occupants per cabin is 6: no exceptions. 
    • Maximum length of stay is 14 consecutive nights.
    • Minimum age to reserve a cabin is 21 years of age.
    • Maximum number of vehicles per cabin is two at designated cabin parking area.
    • All county and state park/campground rules apply.
    • Park closing is 10:30 p.m. for non-registered guests.
    • RV’s, Motor Homes, Pop-ups, 5th Wheels and tents must use regular campground.
    • Cabin furniture must stay inside cabin.
    • The fire ring is for burning wood only
    • Trash must be taken with you.  Do not throw your trash over the sides of the deck.
    • Keg beer is prohibited.
    • Pets are prohibited inside the cabin.  Pets must be on a leash at all times.
    • Smoking is prohibited inside the cabin.
    • A grill is provided outside each cabin for cooking. Cooking inside the cabin is prohibited except for the following: 
    • Microwave (provided with cabin)
    • Coffeemaker (not provided with cabin)
    UPON CHECK OUT, PLEASE:

    • Close and lock windows.
    • Clean microwave, refrigerator, counter top and table with cleaner provided.
    • Sweep floor and remove all trash.
    • Trash must be taken with you
    • Turn off air conditioner or heater.
    • Shut off all lights.
    • Make sure the door is shut tight.
    • Please make sure the picnic table is left as it was when you arrived.
    • Items to bring:  bedding, towels, toiletries, dinnerware, bug repellant, extra trash bags for check-out cleaning, firewood, binoculars, camera, inner tube, trikes/bikes/walking shoes for the 5.6 mile paved trail, and whatever you’d bring if you were “roughing it” – remember, these are CAMPING CABINS!!!! And, don’t forget your sense of adventure!!!!

    • NO REFUND - Please understand that at the time of booking your reservation, you immediately prohibit other people from reserving & utilizing this facility - they therefore go elsewhere to locate a place to stay for that date. 
    • If you need to cancel and reschedule your reservation, you must contact us 15 days in advance of your rental date. 515-832-9570 or  conservation@hamiltoncounty.org
    • If you contact us under 15 days, you will forfeit 100% of your reservation and not be allowed to reschedule.  
    • If you contact us by the 15-day notice, a promotional code will be issued to use for your future online reservation.  You have one opportunity to reschedule within 12 months of the original reservation date with this code.
    • Cancellations will not be allowed for extreme temperature changes (heat/cool) or inclement weather.
    • Only the person who made the reservation can request and change/cancellation.

    Refund Policy

    NO REFUND

    With the following exceptions:

    • Accident, serious injury or death of an immediate family member
    • Travel conditions where a substantial risk is required in order to travel such as a winter storm where a travel advisory has been issued
    • We are unable to provide your facility (or like facility) in operable condition for the date of your reservation.

    Cabin 4, located at Briggs Woods Park, is one of four cabins offered for reservation within the Hamilton County parks.  These four cabins are all the same, except cabin 1 is ADA accessible.    All four provide: heat and air conditioning, ceiling fan, bunk bed, futon (queen sofa/bed), table and chairs, dorm size refrigerator, microwave, large covered deck, picnic table, fire ring with grill. Ample space is available on the floor for a queen size air mattress. Water is available at a hydrant near each cabin.  Modern shower facilities are located in the lower campground.  There is a direct trail linking both campgrounds together. There are re-modeled odor free vault restrooms within 50 yards of the cabins.

    FEE 

    Peak Season - May 1-October 31

    • Weekdays (Sun-Thurs)      $50.00/night plus $100 deposit 
    • Weekends (Fri-Sat)            $60.00/night plus $100 deposit  

    Off-Season - April and November     $40.00/night plus $100 deposit

    • There is a 12% hotel/motel excise tax in addition to nightly fee
    • 2-night minimum required on weekends
    • Reservations must be made 5 days in advance
    • PETS & SMOKING ARE PROHIBITED

    DAMAGE / CLEANING DEPOSIT    $100 refundable - in addition to the rental fee

    TENT:   A tent can be erected next to the cabin ONLY if the occupants are children under the age of 16.  

    Check-In / Out Availability Check-in is after 04:00 PM and check-out is before 02:00 PM.

    RENTER WILL NEED TO BRING:

    • Complete bedding with pillow, sheets, blankets and/or sleeping bags
    • Cooking and eating utensils, soap, towels
    • Food & beverage supplies
    • All bath linens and toiletries
    • Any radio, television or alarm clocks
    • Lawn chairs
    • Firewood (or purchase from park for $7/bundle)

    Fees

    FULL PAYMENT IS REQUIRED AT THE TIME THE RESERVATION IS MADE.

    TAXES:  A 5% statewide Hotel/Motel Consumer's Use Tax imposed on the rental of recreational cabins, plus a 7% Hamilton County hotel/motel tax for a total of 12% tax

    Peak season   May 1 - October 31

    Available to rent:  April 1 - November 30

    • Weekdays (Sun-Thurs)     $50/night plus $100 damage deposit
    • Weekends (Fri-Sat)            $60/night plus $100 damage deposit
    • Off-Season Rates -  November 1 - April 30       $40/night plus $100 deposit?
    • Minimum of a two consecutive nights on weekends (Friday and Saturday)
    • Three consecutive nights for holiday weekends.
    • Cabin rental must be in the name of a person 21 years of age or older who will be present at the facility for the full term of the reservation 

    There are NO DISCOUNTS for youth groups, seniors or multiple reservations.

    CLEAN-UP/DAMAGE DEPOSIT REQUIRED:
    This facility requires that an additional deposit check in the amount of $100.00 be mailed to the Conservation Office no later than two weeks prior to the event.  It is the responsibility of the user to ensure that this deposit is provided on time.  An automated reminder will be sent to the email address of record two weeks in advance of the scheduled event date.  Deposits for this facility should be mailed to:
