Rental Contract Agreement

By agreeing with these terms and conditions, you represent that you are 21 years old and that you are authorized to make the reservation on behalf of the group listed. You further agree to assume full responsibility for the acts, negligence or omissions of the members of your group while using cabins.

Check in: After 2 PM on the day of arrival

Check out: By 11 AM on day of departure

Damage Deposit

Cabin reservations require a $150 damage deposit check written to Wapello County Conservation Board two weeks prior to your reservation. If failed to do so, you may become ineligible to utilize this facility. Damage deposit check will be shredded after your event if there are no issues with damage, clean up, or late departure and other rules and regulations are followed. You will be notified within 72 hours if there are any issues. The damage deposit check can be dropped off or mailed into the Pioneer Ridge Nature Center at 1339 HWY 63 Bloomfield, IA 52537. 

General Information/Rules

•There is a 2 car limit at each cabin with designated areas. Do not park in loop or along roads

• Parties over six (6) should be held at one of the shelters on property.

• Non-registered guests must leave the cabin and Pioneer Ridge Nature Area before 10:30 pm.

• No SMOKING or PETS inside cabins (the smell of smoke, cigarette butts left at cabin or the presence of pet hair in the cabin will result in automatic loss of deposit).

• Pets must be leashed at all times.

• Pet waste must be cleaned up from the cabin yard daily.

• Horses must be kept at designated hitching posts or loafing shed, NOT at cabins.

• Cabin furniture must be kept in cabin.

• No cooking or grilling of any kind is allowed on the cabin porch.

• No tents will be allowed on cabin sites.

• Fires will be restricted to the provided fire ring.

• Number of overnight persons should not exceed facility capacity.

• No rental party shall occupy any cabin for more than 14 days

• Cabin quiet hours are enforced from 10:30 pm to 6:00 am

• The Wapello County Conservation Board reserves the right to enter the cabin for maintenance or security problems.

• All Wapello County Conservation Board rules and regulations will apply.

Firewood

• Firewood is sold at $5 per 10" x 12" bundle. Firewood can be purchased at the Pioneer Ridge Nature center during open hours (Monday - Friday from 8Am- 4:30PM). Bringing your own firewood is strictly PROHIBITED due to possible insect and tree disease exposure.

• Stripping tree bark for starting fires is not allowed

• There will be no tree cutting for dragging logs, branches, etc. from surrounding area to be burned.

Clean-up & Damages

• You are required to clean the facility and grounds and return them to the condition you received them.

• Plan to have your facility cleaned and people departed prior to your scheduled checkout time

• Repair of any damage not caused by normal wear and tear will be charged to the renter.

• Failure to pay the fee will result in further action to collect the debt.

Visitors

All visitors must depart the area by 10:30 PM.

Smoking

WCCB is a smoke-free environment. Smoking is prohibited in the cabins and on surrounding deck area.

Alcohol

Keg beer is prohibited in or around cabins unless prior approval is given by the Board after a keg permit is filled out.

 

Cancellation Policy

Cancellations cannot be done on the website and must be made by calling the WCCB office at 641-682-3091. No cash refunds will be given.

Refuse

All refuse must be bagged and taken to the dumpsters provided in the area. Do not burn trash.

Reservation Modifications (Including Date Change)

• Name of person on contract will be the only person who can make modifications to the rental reservation.

• All reservation modifications must be made by calling the WCCB office at 641-682-3091.

• In order to make any modifications to an existing reservation, the request must be made a minimum of 14 days prior to the date on which the facility is reserved.

• If the modification is a change in cabin and the cost of the cabin to which you are changing to rents at a higher fee, you will be asked to pay the difference in rental cost. If the cost of the cabin to which you changing to rents at a lesser fee, you forfeit the difference in rental cost. 

Refund Policy

2. We are unable to provide your facility (or like facility) in operable condition for the date of your event.

If the prior criteria is met, refunds will be made in the form of a gift certificate to use within one year of cancellation date.

Bur Oak is one of two modern cabins at Pioneer Ridge Nature Area that offers guests the opportunity to connect to the natural world with the modern luxuries of home.

These amenities include a full kitchen, oven, refrigerator, microwave, sink, plates, utensils, basic pots and pans, toaster and coffee pot. They also have full bathrooms complete with shower, toilet and sink. Bur Oak sleeps six (6) with a queen bed, two twin beds, and a full size futon. It is a four (4) season cabin with geothermal heating and cooling.

All bedding (sheets, blankets and pillows), towels, washcloths, personal hygiene items, food and any specialty cooking items must be provided by the persons renting the cabin. One fire pit and picnic table is provided at each cabin.These cabins were built with the family in mind. 

Parties over six (6) should be held at one of the shelters on property. Two cars are allowed to park at each cabin. Parking on the grass or along the road is prohibited. Use designated parking areas for additional cars.

Bur Oak cabin has a full upstairs loft. A queen size bed, dresser and night stand are on the East side, and a set of twin bunks and dresser are on the West side. Downstairs, renters will find a living area complete with a queen size futon, and chairs.

A full kitchen includes a table with seating for six (6).

Check-In / Out Availability Check-in is after 02:00 PM and check-out is before 11:00 AM.

Fees

Price is $85/weeknight, $125/Friday & Saturday night, $62.50/Sunday night (tax included)

2 night minimum and 14 day maximum

Required $4.00 processing fee

$150 refundable damage deposit required

 

Starting January 1st, 2024:

  • Weekends must be booked together (Friday, Saturday, Sunday are group dates)
  • Group dates must ALL be added to the cart, or you will not be able to check out. 
  • Federally recognized holidays must be booked with all of the designated group dates.

 

AGREEMENT ACCEPTED AT TIME OF BOOKING contains renter responsibilities, cancellation and refund restrictions, and park conduct information. Renter will be responsible for damages beyond normal wear. Renter must be at least 21 years of age and present at the facility for entire reservation period.

 

A damage deposit of $150.00 is due two weeks prior to your stay. If you are making a reservation less than two weeks from now, please send your deposit immediately. The deposit MUST be cash or check. The deposit must be dropped off or mailed into the main office at 1339 HWY 63 Bloomfield, IA 52537. The deposit will be returned if you cancel the reservation or if the cabin and grounds are vacated in good, clean condition and equipment/furnishings not lost or damaged. All or part of the deposit may be retained against cleanup costs, damage, or loss incurred. If the deposit amount does not cover such costs, the renter is held responsible for additional payment.

Bur Oak Cabin is available year round.

Renters will have access to the cabin beginning at 2:00 PM the first day of their rental until 11:00 AM the last day of their rental.

All rentals will have a 2 night minimum.
